AN ORDINANCE AMENDING ORDINANCE NO. 01-819, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SA VIN GS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE. SECTION 1. Ordinance No. 01-819, as amended, is hereby amended by granting a Specific Use Permit (SUP) for a 1 guest suite ( 4 bedroom) un-hosted bed & breakfast on the property located on an approximate 0.461 acre portion of land described more fully as: An approximate 0.461 acre portion of land described as Lot lRl, Block 12 Old Town Granbury Addition located at 204 N Brazos St., within the City of Granbury, Hood County, Texas, and located within the Townhome zoned district meeting the following conditions. The Specific Use Permit (SUP) shall be issued to allow for the operation of a one (1) guest-suite, 4 bedroom, un-hosted Bed and Breakfast facility under the following terms and conditions, with the site plan attached as Exhibit 'A ': a. Parking shall be installed, striped and inspected prior to any Bed/Breakfast activity on the site; and; b. Supplemental Standards 1 & 18 from Section 4. 2 of the Zoning Ordinance including wired smoke alarms and all other listed requirements shall apply to this Bed/Breakfast and shall be confirmed prior to any BIB activity; and; c. The Specific Use Permit shall automatically expire 1 year from City Council approval. SECTION 6. Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this Ordinance shall be fined not more than Two Thousand Dollars ($2,000.00). Each day that a violation is permitted to exist shall constitute a separate offense. SECTION 8. The City Secretary of the City of Granbury is hereby directed to publish in the official newspaper of the City of Granbury, the caption, Section 1, penalty clause, publication clause and effective date clause of this Ordinance one time as required by Section 2.13 of the Charter of the City of Granbury. SECTION 9. This Ordinance shall be in full force and effect from and after the date of its passage and publication as required by law, and it is so ordained. PASSED AND APPROVED on this 6th day of February, 2018. These ordinances are on file in the Office of the City Secretary, 116 W Bridge St and can be seen in its entirety Monday through Friday from 8:00 AM to 5:00 PM.
