ORDINANCE NO. 23-45
AN ORDINANCE AMENDING ORDINANCE NO. 01-819, AS AMENDED, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE.
SECTION 1.
Ordinance No. 01-819, as amended, is hereby amended by granting a Specific Use Permit (SUP) on the property located on an approximate 0.345 acre tract of land described in Exhibit 'A', City of Granbury, Hood County, Texas, addressed as 210 W. Lambert St., and located in the R-7 Single Family Residential Zoned District.
The Specific Use Permit (SUP) shall be issued to allow for Short-term Rental (STR) Residential Unhosted", as defined by the City of Granbury Zoning Ordinance under the following terms and conditions:
8. The Specific Use Permit shall automatically expire 5 years from City Council approval (July 5, 2028).
9. Except as required by these conditions, the site shall conform to the site plan (Exhibit B) and the floor plan (Exhibit C).
10. Prior to issuance of a short-term rental permit, low height shrubs to provide parking headlight "sweep" screening shall be installed along the north side of the driveway.
11. The short term rental shall be limited to not more than 2 bedrooms.
12. Except as provided in these conditions, the Specific Use Permit shall be subject to the Supplemental Standards as contained in the Zoning Ordinance.
13. This Specific Use Permit is subject to all other City Code requirements, permits, periodic inspections; and an inspection fee as established in the City's Master Fee Schedule.
14. Any violation of the supplemental land use standards or terms and conditions stipulated in the SUP may be deemed in violation of the zoning ordinance and the Specific Use Permit may become null and void and/or the Certificate of Occupancy may be revoked.
SECTION 6.
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this Ordinance shall be fined not more than Two Thousand Dollars ($2,000.00). Each day that a violation is permitted to exist shall constitute a separate offense.
