AN ORDINANCE AMENDING ORDINANCE NO. 01-819, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE.
SECTION 1.
Ordinance No. 01-819, as amended, is hereby amended by granting a Specific Use Permit (SUP) on the property located on a 0.24-acre tract of land described more fully as:
A 0.24-acre tract described as Part of Block A2, Barton Addition of Granbury, addressed as 816 North Houston, within the City of Granbury, Hood County, Texas, and located within the Light Commercial [LC] zoned district with the following conditions:
1. Two (2) year SUP term in which the applicant must apply for another SUP once the two (2) year term is complete.
2. The site plan (EXHIBIT A), while illustrating compliance with Zoning Board of Adjustment approval, will need to be drawn in compliance with the technical driveway standards in the Code of Ordinances, Section 3.11.065, at the time of permitting.
3. This SUP is subject to all other City Code requirements, permits, periodic inspections; and an inspection fee as established in the City's Master fee schedule.
4. Any violation of the terms and conditions stipulated in the SUP may be deemed in violation of the zoning ordinance and the SUP may become null and void and/or the Certificate of Occupancy may be revoked.
SECTION 6.
Any person, firm or corporation who violates, disobeys, omits, neglects or refuses to comply with or who resists the enforcement of any of the provisions of this Ordinance shall be fined not more than Two Thousand Dollars ($2,000.00). Each day that a violation is permitted to exist shall constitute a separate offense.

AN ORDINANCE AMENDING ORDINANCE NO. 01-819, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT THIS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SAVINGS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE.
SECTION 1.
Ordinance No. 01-819, as amended, is hereby amended by granting a Specific Use Permit (SUP) for a Short-term Rental, (STR) Residential Un-hosted use on the hereinafter described property and area located in the R-7 Single Family Residential Zoned District and described as:
An approximate 0.189-acre tract of land described as a portion of South half of the West half of Lot 3, Block 36, Thrash Addition, City of Granbury, addressed as 520 W. Bluff St., located within the City of Granbury, Hood County, Texas, with the following conditions:
1. One (1) year SUP term in which the applicant must apply for another SUP once the one (1) year term is complete.
2. The site shall conform to the site plan (Exhibit A and Exhibit B) and the floor plan (Exhibit C).
3. The SUP shall be subject to the Supplemental Standards as contained in the Zoning Ordinance.
4. Except as provided in these conditions, the SUP shall be subject to the Supplemental Standards as contained in the Zoning Ordinance.
5. This SUP is subject to all other City Code requirements, permits, periodic inspections; and an inspection fee as established in the City's Master Fee Schedule.
6. Any violation of the supplemental land use standards or terms and conditions stipulated in the SUP may be deemed in violation of the zoning ordinance and the SUP may become null and void and/or the Certificate of Occupancy may be revoked.
