AN ORDINANCE, AMENDING ORDINANCE NO. 01-819, AS AMENDED, THE ZONING ORDINANCE OF THE CITY OF GRANBURY, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR CERTAIN PROPERTY IN THE CITY OF GRANBURY; REVISING THE OFFICIAL ZONING MAP IN ACCORDANCE THEREWITH; PROVIDING THAT TIDS ORDINANCE SHALL BE CUMULATIVE OF ALL ORDINANCES; PROVIDING A SEVERABILITY CLAUSE; PROVIDING A PENALTY FOR VIOLATIONS HEREOF; PROVIDING A SA VIN GS CLAUSE; PROVIDING FOR PUBLICATION IN THE OFFICIAL NEWSPAPER; AND PROVIDING AN EFFECTIVE DATE. SECTION 1. That Ordinance No. 01-819, as amended, the Zoning Ordinance of the City of Granbury, is hereby amended by granting a Specific Use Permit (SUP) on the property located on an approximate 1.57 acre portion of land described as Lot 1, Block 1 of the Luton Ranch West Addition, addressed as 3700 E Hwy. 377, within the City of Granbury, Hood County, Texas, and located in a Light Commercial zoning district. The Specific Use Permit (SUP) shall be issued to allow Auto Service Station, as defined by the City of Granbury Zoning Ordinance under the following terms and conditions: 1. A site plan will be required with Specific Use Permits in accordance with Section 11.1, SUP or "S"- Specific Use Permits. 2. Gasoline, or other hydrocarbon fuel, service station pump islands may not be located nearer than eighteen feet (18') to the property line adjacent to a public street. An unenclosed canopy for a gasoline filling station may extend beyond the front building line but shall never be closer than ten feet (10') to the property line. 3. All outdoor lighting, including parking lot lighting, shall be directed away from any property zoned or developed for residential uses. 4. All vehicles being stored for repair shall be screened from all public rights-of-way. 5. The building shall be constructed as depicted in the attached Exhibit 'B', amended elevations, with the addition of the faux windows and the relocation of the electrical box from the south elevation. SECTION 5. Any person, firm, or corporation, who violates, disobeys, omits, neglects, or refuses to comply with or who resists the enforcement of any of the provisions of this ordinance shall be fined not more the Two Thousand Dollars ($2,000.00) for each offense. Each day that a violation is permitted to exist shall constitute a separate offense.
